We are not a letting agent. Firstly we only let properties that we own. We do not therefore charge any letting administration fees, or tenancy agreement set-up fees, credit checking fees saving you a minimum of £150 or more.
 
Are there any hidden charges?
No, the rent is fully inclusive al ALL BILLS. It’s that simple! The only additional features that you can request is broadband in your room and Cable TV see the tab “Additional Services” for more information. You will be required to purchase a TV license for your room, a legal requirement for all houses in multiple occupation.
 
I’ve been told that I should ask whether your properties meet the Environmental Health Regulations?
Our properties not only meet the present standards, they exceed them by a large margin. All landlords when renting rooms in an HMO (House in Multiple Occupation), must comply with these regulations. You can visit the following link for more information: Swindon Council
 
What should I look for to meet these regulation and why?
All rooms must be a minimum size of 9.5 sq m, have wash basins and heat detectors. The property should be clean and tidy and the landlord should be able to provide you with a copy of the Corgi Gas Safety Certificate, if the property has gas central heating. Contact the local Swindon Borough Council, if you need a complete list of requirements. It’s important, because it’s your safety and it’s law!
 
How long do I have to stay?
The minimum period is 3 months, after which time and provided you have given us 1 month’s written notice, and left the accommodation as you found it we will return your deposit. Remember however that you can change the location or type of accommodation within this 3 month period just by giving us a call. So you don’t have to leave if you want to stay in Swindon.
 
Can I move to other properties that you have shown me?
With over 180 rooms, studios in Swindon, we can easily re-accommodate you in other house, within 72 hours notice, subject to availability.
 
What are the other tenants like in your houses?
All the other tenants are professional people. We do not rent to students, under 18 year olds or people on DSS. Many are from the larger employers in the town such as, Zurich (Allied Dunbar), Nationwide Building Society, BMW Group, Honda, Motorola And Intel.

When can i move in?
